금리와 집값은 누구도 정확히 맞힐 수 없습니다. 하지만 내 준비 상태는 오늘 바로 확인할 수 있습니다. 집은 투자이기도 하지만 동시에 매달 살아내야 하는 공간이라서, 타이밍은 가격표 하나가 아니라 소득, 계획, 현금흐름을 함께 봐야 합니다.No one can call rates or prices exactly, but you can check your own readiness today. A home is an investment and also a place you live in every month, so timing depends on income, plans and cash flow together, not one price tag.
체크 1. 소득: 매달 편한가Check 1: Income – is the monthly payment comfortable
모기지, 재산세, 보험, HOA까지 더한 월 지출을 부담 없이 감당할 수 있는지 봅니다. 집값보다 먼저 볼 질문은 “내 월 지출이 편한가?”입니다. 모기지 계산기에 재산세, 보험, HOA를 직접 넣어 총 월 비용을 확인해 보세요.Add mortgage, property tax, insurance and HOA and ask whether the total is comfortable. Before the price, ask “is my monthly cost comfortable?” Enter tax, insurance and HOA into the mortgage calculator to see the total.
체크 2. 삶: 어떤 공간이 필요한가Check 2: Life – what space do you need

짧게 살고 바로 팔 계획이라면 구매 비용과 판매 비용이 부담이 될 수 있습니다. 오래 머물수록 시장 변동을 견딜 시간이 생기고 집은 더 현실적인 선택이 됩니다. 흔히 3~5년 이상을 기준으로 이야기하지만, 이 숫자는 시장과 개인 상황에 따라 달라집니다.If you plan to move soon, buying and selling costs can weigh on you. The longer you stay, the more time you have to ride out market swings. People often use 3-5 years as a rule of thumb, but it depends on the market and your situation.
체크 4. 현금: 다운페이 말고 무엇이 필요한가Check 4: Cash – what you need beyond the down payment
- 클로징 비용은 보통 다운페이와 별도입니다. 전국적으로 구매가의 약 2~5%가 흔한 범위입니다. 8월 중간가 $475,000 기준이면 약 $9,500~$23,750입니다.Closing costs are usually separate from the down payment. Nationally 2-5% of the price is common; on August’s $475,000 median that is roughly $9,500 to $23,750.
- 이사비, 가구, 수리비, 비상금까지 남아 있어야 집을 산 뒤의 생활이 흔들리지 않습니다.Moving, furniture, repairs and an emergency fund should still be there after you buy.
- 대출 상품마다 최소 조건이 다릅니다. FHA는 신용점수 580 이상이면 다운페이 3.5%가 일반 기준으로 안내됩니다. 컨벤셔널에도 3% 다운 프로그램이 있는데, Fannie Mae가 2025년 11월부터 620점 하한선을 없앴어도 렌더가 자체 기준을 두는 경우가 많아 프로그램과 렌더마다 다릅니다.Loan programs have different minimums. FHA is generally cited at a 580 score with 3.5% down. Conventional loans also have 3%-down programs; Fannie Mae dropped its hard 620 score floor in November 2025, but lenders often set their own requirements, so it varies by program and lender.
