세금 한눈에Taxes at a glance
네바다는 주 개인소득세가 없습니다(헌법상 금지). 일반 판매세는 클라크 카운티 기준 최소 8.375%입니다. 연방세는 별도로 적용됩니다.Nevada has no state personal income tax (constitutionally prohibited). The minimum combined sales tax in Clark County is 8.375%. Federal taxes still apply.
재산세와 3% 상한Property tax and the 3% cap
본인이 거주하는 주택(Primary residence)은 재산세 연간 인상이 3%로 제한되고, 그 외 부동산은 최대 8%입니다. 클로징만으로 자동 적용되지 않으니 카운티 감정평가소(Assessor)에 거주지 신청을 해야 하며, 소유권 변경 서류가 기록되면 다시 신청이 필요할 수 있습니다.Owner-occupied primary residences have annual tax increases capped at 3%; other property up to 8%. 남부 네바다 수자원청(SNWA)은 2026년 12월 31일까지 ‘기능 없는 잔디(nonfunctional turf)’ 제거를 요구합니다. 단독주택 앞뒤 마당 잔디는 별도로 취급되지만 규정이 법적 다툼 중이므로, 매수 전 HOA 규정과 최신 SNWA 안내를 확인하세요. 조경 전환 리베이트 제도도 있습니다.SNWA requires removal of nonfunctional turf by December 31, 2026.
